Yeah i hate that, luckily mine are very good about being on time with the rent. I did make em put down a large deposit tho, they arent very good about cleaning up when they leave.

The insects and animals where i live get too much runoff from the hormone plant in my town.
Example- Had a wolf Spider in the entryway of my house (They got their name for a reason, predator spider, and BIG too). I grabbed a croquet mallet and smashed it square on. The spider was like "What, motherfucker?" I hit it again, the spider was like "Oh, it's on now..." eventually, the 5th hit with a croquet mallet did the bastard in, but for a bit i thought i was going to have to get my .22 to kill it. Ontop of that, the bugger started chasing me after the second hit.
As a side note, .22 birdshot is great for shooting mice indoors. so glad i found those bullets.
